For years, Bowie has represented an important part of the Prince George’s County real estate story for me.
It is established. Residential. Mature. Prestigious in its own way. It has neighborhoods with history, larger homes, distinctive communities and generations of homeowners who have built wealth there.
And I’m not going anywhere.
I will continue helping buyers and sellers in Bowie, National Harbor and throughout Prince George’s County, just as I continue serving clients across Maryland, Washington, DC and Northern Virginia.
But as HomeSmart’s Prince George’s County presence shifts from Bowie to National Harbor, I’ve been thinking about what that move represents.
National Harbor tells a very different Prince George’s County story.
It is waterfront living. It is walkability. It is restaurants, entertainment, new construction, luxury condominiums, gated townhomes and views across the Potomac. It is a place where Maryland, Washington, DC and Northern Virginia feel remarkably connected.
And increasingly, it represents another dimension of what luxury real estate in Prince George’s County can look like.
Bowie and National Harbor Represent Two Different Kinds of Prestige
I don’t see National Harbor replacing Bowie.
I see them as complementary markets.
Bowie has long been one of Prince George’s County’s established residential anchors. Its appeal includes mature neighborhoods, larger lots, golf-course communities, custom homes and communities where buyers are often seeking more traditional suburban luxury.
National Harbor offers something different.
It is a 350-acre waterfront destination on the Potomac River with restaurants, retail, hotels, entertainment and residential communities woven together in a much more urban, walkable environment. National Harbor currently describes the community as having approximately 160 stores and 40 restaurants, along with The Capital Wheel and other attractions. National Harbor
For a buyer deciding where they want to live in Prince George’s County, the question may no longer simply be, “What kind of house do I want?”
It may also be:
What kind of lifestyle do I want outside my front door?
National Harbor Is Also a Residential Community
One of the misconceptions I hear about National Harbor is that people think of it primarily as somewhere to visit.
Dinner. Conferences. MGM. The Gaylord. The Capital Wheel. Shopping.
But people live here.
And the residential choices are more varied than many buyers realize.
National Harbor currently highlights condominium communities including The Haven, One National Harbor, Waterfront Street residences and Fleet Street, along with Potomac Overlook townhomes and newer condominium construction. Some residences offer views of the Potomac River, The Capital Wheel and the activity along the waterfront. National Harbor
That creates an interesting opportunity for buyers who want the conveniences typically associated with DC or Northern Virginia while remaining in Prince George’s County.
New Construction Is Adding Another Layer
This is one of the areas I am watching particularly closely.
Potomac Overlook
Integrity Homes is currently building at Potomac Overlook, a gated luxury townhome community within National Harbor’s Waterfront District.
As of September 2026, Integrity Homes lists Potomac Overlook homes beginning at $639,990, and the builder announced a limited release of six additional townhomes earlier this year. The community offers multi-level townhome living within walking distance of National Harbor’s waterfront, dining and entertainment. Integrity Homes
Blvd Flats at National Harbor
Pulte Homes is also actively developing Blvd Flats at National Harbor, a new luxury condominium community.
Pulte describes the project as one-level, low-maintenance condominium living within the Waterfront District. National Harbor currently lists models as open, with one-bedroom residences beginning in the upper $300,000s and two-bedroom residences beginning in the low $600,000s. National Harbor
For buyers, that means National Harbor isn’t solely a resale condo market.
There are opportunities to explore new construction, luxury townhomes and established resale communities within the same general area.
And if you are considering new construction, remember this:
The builder’s sales representative represents the builder. Your Realtor® represents you.
Having your own representation from the beginning can help you evaluate the base price, lot or unit premiums, upgrades, incentives, financing options, HOA or condominium fees, resale considerations and the long-term value of the location.
Waterfront Living Changes the Experience
National Harbor’s real estate story makes more sense when you stop looking at it only through the lens of bedrooms, bathrooms and square footage.
Imagine being able to leave your residence and walk to dinner.
Walk along the Potomac.
Attend an outdoor event.
Ride The Capital Wheel.
Meet friends for drinks without getting back into the car.
Shop nearby at Tanger National Harbor.
Or simply sit on a balcony overlooking the river or the activity below.
That is a fundamentally different residential experience from most suburban communities.
And National Harbor continues to invest heavily in creating that environment. Its 2026 event calendar has included waterfront fitness classes, yoga, live music and Movies on the Potomac, where films are shown on the Plaza’s large outdoor screen. National Harbor
The Capital Wheel rises approximately 180 feet above the Potomac, with views extending across Maryland, Washington and Virginia. National Harbor
Nearby Tanger National Harbor adds more than 85 outlet brands and another layer of shopping and dining to the area. National Harbor
For some residents, these aren’t weekend destinations.
They are the neighborhood.
National Harbor Is a Gateway Between Maryland, DC and Virginia
Location may be National Harbor’s most underrated advantage.
National Harbor sits immediately off the Capital Beltway and is accessible from I-495, I-95 and I-295. Pulte estimates its Blvd Flats community at roughly 11 miles from downtown Washington, DC, with typical driving times of approximately 15–20 minutes. National Harbor
And cross the Woodrow Wilson Bridge and you are in Virginia.
That places Old Town Alexandria remarkably close.
There is also another way to make the trip.
The Potomac Water Taxi currently connects National Harbor with Old Town Alexandria, The Wharf and Georgetown, creating the unusual possibility of traveling between Maryland, DC and Virginia by water. City Cruises lists its 2026 water-taxi season as operating from March through December. City Experiences™
That connectivity is one reason I think National Harbor deserves greater consideration from people relocating within the DMV.
Someone working in DC, Northern Virginia or Maryland may discover that National Harbor gives them access to all three while delivering a residential lifestyle that feels completely different from each.
And There Is History Here, Too
National Harbor may feel new, but the surrounding area has its own history and prestige.
Nearby Oxon Hill Manor is a 49-room Neo-Georgian estate dating to 1927. The property was once owned by former U.S. Undersecretary of State Sumner Welles, and its history includes gatherings attended by prominent political and international figures, including President Franklin D. Roosevelt.
Its grounds overlook the Potomac River and National Harbor. PG County Parks & Recreation
I love that contrast.
Historic estates and established Prince George’s County communities on one side of the story.
Modern waterfront residences and major new development on the other.
Luxury here does not have one definition.
Then There Is the Sphere
It is difficult to talk about National Harbor’s future without talking about Sphere National Harbor.
Prince George’s County announced the proposed project in January 2026. If completed, it would become the second Sphere venue in the United States and the first on the East Coast.
The proposed venue would have approximately 6,000 seats, an exterior Exosphere LED display and the immersive visual, audio and 4D technology associated with the original Las Vegas venue. Prince George’s County
The economic projections are substantial.
A February 2026 economic analysis estimated approximately $1.3 billion in annual economic impact within Prince George’s County, plus another $200 million elsewhere in Maryland once operational. Prince George’s County
And the project continues to move through planning.
In August 2026, new site-plan details showed a proposed 302-foot-tall venue on more than 14 acres, while Sphere leadership said the entitlement process continued to advance. PGCEDC
That distinction matters: the Sphere is proposed and advancing through the development process; it is not yet an operating attraction.
Real estate buyers should never purchase solely because of one proposed development.
But major investment tells us something about how government, developers and private companies are viewing an area’s future.
And National Harbor continues to attract that attention.
What Does This Mean for Prince George’s County Real Estate?
For me, it reinforces something I have believed for some time:
Prince George’s County does not have one luxury market.
Luxury may be a custom estate in Bowie.
It may be a golf-course home in Upper Marlboro.
It may be a gated community.
It may be a waterfront condominium where you can see the Potomac from your balcony.
It may be a four-level townhome at National Harbor where dinner, entertainment and the water taxi are a few blocks away.
And that is part of why I’m excited about spending more time in National Harbor.
My business is not moving away from Bowie.
I still sell Bowie.
I still serve homeowners throughout Prince George’s County.
Instead, I am intentionally expanding deeper into another part of the county where luxury, lifestyle, new construction and economic development are converging.
Because the county is evolving.
And my business should evolve with it.
Thinking About Buying or Selling in Bowie, National Harbor or Prince George’s County?
Whether you are considering a luxury home, waterfront condominium, new construction, an established Bowie community or simply trying to determine which part of Prince George’s County fits your lifestyle, the property is only part of the decision.
The community matters.
The long-term strategy matters.
And understanding how the different pieces of the DMV connect matters.
I help buyers and sellers evaluate all of it.
