For homeowners in Prince George’s County, Maryland, the answer isn’t the same for everyone. Your equity, available cash, financing, timeline, current mortgage payment, and the type of home you’re trying to purchase can all influence the right strategy.
The good news? You don’t have to figure it out on your own.
As a Realtor® helping homeowners throughout Prince George’s County and the surrounding DMV, I often work with clients who need to sell and buy at the same time. The key is developing the strategy before putting your home on the market or falling in love with your next one.
Option 1: Sell Your Current Home First
Selling first can provide clarity because you know exactly how much money you’ll have available for your next purchase.
If you’ve owned your Prince George’s County home for several years, you may have accumulated substantial equity. Selling can unlock those funds for your next down payment, closing costs, moving expenses, or other financial goals.
The challenge, of course, is timing.
If your home sells before you’ve secured your next property, you may need temporary housing or another short-term solution. That’s why we consider your entire transition—not simply the sale.
Option 2: Buy Your Next Home Before Selling
For some homeowners, buying first creates a smoother physical move. You can purchase your new home, move on your own timeline, and then prepare the previous property for sale without living through photography, showings, and buyer visits.
However, qualifying for the next mortgage while still carrying your current home isn’t an option for everyone.
Before pursuing this strategy, I recommend speaking with a knowledgeable lender who can evaluate your income, existing mortgage, available cash, equity, and financing options.
The question isn’t simply, “Can I qualify?”
It’s also, “Does this strategy make financial sense for me?”
Can You Buy and Sell a Home at the Same Time?
Absolutely. I help clients coordinate simultaneous sales and purchases throughout Prince George’s County and the DMV.
But this type of move requires more planning than a traditional transaction.
We may need to coordinate your listing date, anticipated settlement, financing, home search, contract terms, inspections, movers, and possession dates. There may also be opportunities to negotiate terms that provide additional flexibility.
The earlier we build the plan, the more options we generally have.
What If You Need the Equity From Your Current Home?
This is another question I hear frequently.
You might have significant equity but not necessarily have that money sitting in your bank account today.
That doesn’t automatically mean you have to abandon the idea of buying before selling.
Depending on your financial circumstances and lending qualifications, there may be financing strategies worth exploring. A lender can help determine which options are actually available and what they would cost.
This is also why I prefer having the real estate strategy and financing strategy working together from the beginning.
What Should You Do Before Listing Your Prince George’s County Home?
Before putting a sign in the yard, I recommend answering three questions:
What is my home realistically worth in today’s market?
An online estimate can be a starting point, but it doesn’t account for everything a buyer will see. Your home’s condition, improvements, presentation, location within the community, competition, and recent comparable sales all matter.
How much will I likely walk away with after selling?
Your expected sales price and your expected proceeds are two different numbers. Understanding your approximate net proceeds can help you make better decisions about your next purchase.
Where am I going next?
You don’t necessarily need to know the exact house, but we should understand your target area, price range, financing, desired timeline, and whether suitable homes are available.
