Where Are the Best Luxury Communities in Prince George’s County, Maryland?

The answer depends on what luxury means to you. Gated, Golf, Equestrian, Country Club & Waterfront Living Near Washington, DC?

For some buyers, it’s a guarded entrance and golf course. For others, it’s an equestrian lifestyle, country-club amenities, waterfront living, or a residence overlooking the Potomac.

And that’s one of the things many buyers—particularly those coming from Washington, DC and Northern Virginia—may not realize about Prince George’s County: there isn’t just one version of luxury here.

When people think about luxury real estate in the Washington, DC metropolitan area, Prince George’s County may not always be the first market that comes to mind.

It should be part of the conversation.

Prince George’s County offers something many buyers—particularly executives, physicians, attorneys, entrepreneurs, professional athletes, government leaders and other high-income professionals—may not realize is available so close to Washington, DC:

Luxury living built around lifestyle.

Here, luxury can mean waking up overlooking a golf course. It can mean living behind a guarded entrance, having an equestrian center nearby, belonging to a country club, walking along the Potomac River, enjoying water views from your residence—or finding a community that combines several of those experiences.

If you are considering a home at $800,000, $1 million, $2 million or more, the better question may not simply be, “How much house can I buy?”

It may be:

“What kind of life do I want my next home to give me?”

Luxury Is More Than a Price Point

A beautiful home matters. So do square footage, finishes, architecture and lot size.

But at the upper end of the market, buyers are often purchasing something more.

They are purchasing privacy, convenience, amenities, surroundings and experience.

A busy executive may value coming home to a guarded community. An avid golfer may want the course minutes from the front door. An equestrian buyer may prioritize access to horses and trails. A frequent traveler may prefer a luxury condominium where maintenance is minimal and restaurants and entertainment are within walking distance.

Prince George’s County offers all of those possibilities.

And importantly, these categories frequently overlap.

Oak Creek: Guarded, Gated, Golf & Resort-Style Living in Upper Marlboro

Oak Creek is one community I know especially well because I live here myself.

The Upper Marlboro community combines a staffed gated environment with golf, recreation and neighborhood amenities. Current property information highlights amenities including the golf course, clubhouse, swimming, tennis, basketball, playgrounds and walking trails, along with on-site dining.

The community includes 1,174 homes, and what makes Oak Creek particularly interesting from a luxury perspective is that it doesn’t fit neatly into one category.

It is gated living.

It is golf-course living.

It offers a country-club-oriented lifestyle.

And it is a highly amenitized residential community with a pool, tennis courts, community center, tot lots, walking trails, nearby parks, a restaurant and golf shop.

As an Oak Creek resident, I understand the experience beyond what appears in a property listing. There is something different about being able to enjoy so much of your lifestyle without having to leave your own community.

For buyers who want privacy, recreation and convenience together, that can be a compelling combination.

Marlboro Ridge: Equestrian Living in Upper Marlboro

For a completely different interpretation of luxury, consider Marlboro Ridge.

One of the community’s most distinctive features is its equestrian environment. The Marlboro Ridge Equestrian Center is a 33-acre facility offering indoor and outdoor riding rings, irrigated pastures and 22 stalls, among other equestrian facilities.

That creates a residential experience rarely associated with living this close to Washington, DC.

For an equestrian buyer—or simply someone attracted to open space, trails and a more pastoral environment—the appeal can be significant.

This is also an important example of why I encourage luxury buyers relocating into the DMV not to limit their search based solely on the communities they already know.

There are lifestyles available in Prince George’s County that they may not realize are here.

Beechtree: Golf, Lake Views & an Active Lifestyle in Upper Marlboro

Beechtree offers another interpretation of luxury living.

The community is associated with the 18-hole Lake Presidential Golf Club, whose course winds through wooded terrain and incorporates the 30-acre Lake Presidential. The golf club also includes a clubhouse, pro shop, practice facilities and The Perch Grille overlooking the lake.

For homeowners, the broader appeal is not necessarily limited to whether you play golf.

Golf and lake-oriented communities can offer something equally important: the setting.

Green space, water, walking opportunities and attractive views can materially affect how a home feels.

That’s why two homes with similar square footage and finishes may offer very different experiences depending on their lot placement, view and surroundings.

When purchasing in a community like Beechtree, I want my buyers thinking about all of it—not just the house.

Woodmore: Gated Country Club Living in the Bowie Area

For buyers drawn to a traditional country-club lifestyle, Woodmore belongs on the list.

The Country Club at Woodmore sits within the gated Woodmore community and features Maryland’s only Arnold Palmer-designed golf course. Club amenities include dining, three Har-Tru tennis courts, a multi-tiered swimming complex and a year-round social calendar.

This is another community where the categories overlap.

Gated. Golf. Country club. Social. Residential.

For executives and professionals who appreciate the traditional club environment—or buyers who simply want an established luxury community with significant recreational opportunities—Woodmore offers a distinctive option within Prince George’s County.

Tantallon & Fort Washington: A Different Relationship With the Water

Then there are buyers who tell me:

“I want to be near the water.”

Fort Washington deserves consideration.

The Tantallon area sits near the Potomac and offers a residential environment connected to boating and the water. Tantallon Marina is located between Fort Washington National Park and the homes of the Tantallon neighborhood, with access for boating, fishing, kayaking and canoeing.

However, when searching for a water-oriented home, terminology matters.

Waterfront, water view, water access and marina proximity are not the same thing.

A true waterfront property’s considerations can also extend well beyond the view. Buyers may need to evaluate flood zones, insurance, shoreline conditions, maintenance and other property-specific issues.

That’s why I don’t recommend buying a “waterfront lifestyle” based on beautiful listing photos alone.

The property and its relationship to the water need to be evaluated carefully.

National Harbor: Water Views, Walkability & Lock-and-Leave Luxury

National Harbor gives us yet another definition of luxury.

Instead of acreage and a large estate home, some affluent buyers want convenience.

National Harbor offers residential options including condominiums and gated luxury townhomes, with some residences offering Potomac River views. The community combines waterfront living with restaurants, shopping, entertainment and access to DC and Alexandria.

For a busy executive, attorney, physician, entrepreneur, public official or frequent traveler, that type of lock-and-leave environment can be extremely attractive.

You can have luxury without maintaining several acres.

You can have water without owning a traditional waterfront estate.

And you can have access to Washington while coming home to a completely different environment.

That’s the beauty of understanding lifestyle before property type.

Why Prince George’s County Belongs in the DMV Luxury Conversation

Luxury buyers throughout the DMV often begin their searches in Washington, DC, Montgomery County or Northern Virginia.

Those are important luxury markets.

But they aren’t the only options.

Prince George’s County can offer larger residences, distinctive communities, golf, gated environments, equestrian amenities, country-club living, waterfront settings and proximity to Washington, DC.

For buyers considering homes at $800,000 and above, expanding the search can reveal opportunities they may not have previously considered.

And for Prince George’s County homeowners who already own distinctive properties, understanding how to position and market that lifestyle is equally important.

You’re not simply selling bedrooms and bathrooms.

You’re selling what it feels like to live there.

Luxury Sellers May Need a Different Marketing Strategy

Higher-end properties can require a different approach to marketing.

Some sellers want maximum public exposure.

Others—particularly executives, professional athletes, public figures or homeowners who simply value privacy—may prefer greater discretion.

That is a conversation worth having before a property goes on the market.

Because luxury marketing shouldn’t simply mean putting a higher-priced home in the MLS.

Ask yourself:

Do I want a guarded or gated community?

Do I want golf or country-club living?

Would I enjoy an equestrian lifestyle?

Do I want waterfront, water views or marina access?

Is walkability important?

Do I want acreage and privacy—or would a luxury lock-and-leave residence better fit my life?

Do I want amenities within my community?

And perhaps most importantly:

What do I want coming home to feel like?
